TENANTS - Explanation of our Tenancy Fees

We would like to provide clarity of the fees payable when oyu appl to rent a property that we are marketing. We believe you should understand these before you make a decision about a property.

These will cover referencing, tenancy agreement and inventory administration. These will be paid in addition to any rent and deposit that is due under a Tenancy Agreement.

Tenant deposit

A deposit equivalent to one month's rent will be required, unless otherwise stated, to be paid at the start of the tenancy. This is subject to referencing. a landlord may require a higher deposit if the referencing criteria is not met. Further details will be provided at the time.

Fees

Individual: £240.00 inc VAT

Joint: £360.00 inc VAT

LANDLORDS - Explanation of our Fees

At Hudson Property Services we offer either a Full Management Package or Let Only Service

Both services include advertising the property in our offices and on the internet on leading websites including Rightmove and Zoopla as well as our own. We take employment references and carry out a credit check on all Tenants. We will draw up an Assured Shorthold Tenancy between both parties and deal with the move-in process including meter readings and registration with utility companies.

Our Full Management Package additionally includes; collecting and forwarding the rent, regular property inspections, overseeing any maintenance works, maintaining Gas Safety Inspections, providing annual tax statement, deposit lodging and dealing with any ongoing issues relating to the tenancy / tenants.

Whichever service you elect to take advantage of, we include photographic inventory service, ensuring that your property has a record of its condition when the Tenants began occupation. This enables us to insist that the property is returned to you in the same condition (less reasonable wear and tear, as defined by law).

AAll rents are held in a segregated clients account without client money protection insurance. we are members of the Ombudsman for Estate Agents OFT Approved Estate Agents Redress Scheme
